Searching the property titles

The search of the property titles affirms their legitimacy by fully examining the entries in the Books of the relevant Land Registry. The search must cover a period of at least 20 years. The search verifies whether there are any mortgages and/or seizures on the property, whether there are any third party rights and any claims either from private individuals or from the government on the property.

In case the seller has acquired the property through an inheritance, further documentation must be provided, such as the death certificate of the testator, a certificate that the seller has accepted the inheritance in accordance with the appropriate legal procedure and a certificate issued by the Inland Revenue that all succession taxes have been paid.

Our firm ensures the validity of the said documents and takes a step further in verifying whether the will is valid and appropriately publicized- if so required- and that it has not been cancelled or revoked.

If the seller is in trade, our firm applies to the relevant authorities, in order to obtain certificates that the seller himself, or his company has not been declared bankrupt.

The Contract

The final stage of your purchase is signing the Contract. The contract is always drafted by the Notary Public and includes a detailed analysis of the chain of ownership and a full description of the property itself. The new transition of ownership is clearly declared and both the seller and the purchaser sign the contract. The Notary Public keeps the original and produces certified copies for the parties.The Notary's Book of Contracts is also signed.

The procedure is finalized by registering a copy of the contract to the Land Registry and a certificate of the new entry is issued in the name of the new owner.
